How to read these prices

Asking prices describe listings; achieved prices describe sales in the stated year. These are not the same properties: the difference between medians is not a measured discount or a valuation range for an individual home.

Not a classifieds portal: asking vs officially achieved prices (Ministry + listings), with source. Not a certified valuation.

Details by property type

We deliberately do not collapse asking and achieved prices into one number: they measure different things over different periods.

Apartments: asking vs achieved

Achieved 2020
€98/m²
median · 17 transactions
Ministry · published 2020

National-index illustration, not a local measurement: applying the CBS house-price index (+88.4%) to the 2020 achieved median would be ≈ €184/m². That assumes this place tracked the Croatian average.

Houses: asking vs achieved

Official achieved median (2025): €45/m² · 26 transactions. The recorded area may include land and the yard, not just living space. This is not a reliable price per m² of living space and is not directly comparable with asking prices. Ministry methodology, section 3.2.

Distances from open OSM data (municipality aggregate), not an address of an individual property.

Where the data comes from

Achieved prices: Ministry of Physical Planning, Construction and State Assets: Croatian real-estate market overview (published median €/m²).

Asking prices: active for-sale listings tracked by Kvadradar (municipality aggregates). A median needs at least 5 listings; below that we show the count only.

Index: Croatian Bureau of Statistics (via Eurostat): prc_hpi_q, national residential property price index.

Methodology: The asking price is the median €/m² of active for-sale listings. The achieved price is the median €/m² of sales recorded in official data (Ministry, Tax Administration, eNekretnine) for the stated year, with the number of transactions where published. This is a market overview, not a valuation of an individual property. Asking prices were updated on 26 October 2026. We collect listings once a week; the Ministry publishes achieved prices once a year for the previous year.

Limitation: nothing on this page is a certified valuation of an individual property or a substitute for a licensed appraiser.
